Rent Price Declines Concentrated in Ontario
Ontario experienced the largest drop in rental prices last year, with average apartment rents falling by 4.7% to $2,332. This marks a sharp reversal from the 3.7% increase seen in 2023, highlighting how quickly market conditions can shift. Despite the decline, Ontario remains one of the most expensive provinces to rent in, second only to British Columbia.
In British Columbia, rents dipped slightly by 0.5%, settling at an average of $2,487. This represents the second consecutive year of decreases, following a 1.4% drop in 2023. Even with these reductions, B.C. and Ontario continue to dominate as the priciest provinces for renters.
Conversely, Manitoba emerged as the leader in rent price growth in 2024. The province saw rents rise by 5% to an average of $1,618, closely mirroring the 4.9% increase recorded in 2023.
Alberta, on the other hand, experienced the most significant cooling in growth. After rents surged by 15.6% in 2023, the pace slowed considerably, with rents increasing by just 1.6% in 2024. By December, the average rent in Alberta reached $1,718.
These regional differences underscore the variability of rental market trends across Canada, shaped by local market conditions, supply dynamics, and economic factors.
